Izumi City is located along Dong Nai river – the longest river that is entirely within Vietnam with approximately 586 km in length. It is one of the major sources of water for Southern Vietnam that is also a key transportation route and natural axis for urban and rural development of Vietnam’s Southeast Region. Dong Nai river plays a role in tourism and cultural heritage that shaped Dong Nai province formation and development.
Izumi means spring water – the lifeblood symbolizing vitality and the intertwined relationship between nature and economic potential and progress. The project vision is to create a world-class integrated urban mixed-use community that celebrate Dong Nai river as tourism and cultural destination.

+ Re-establish Waterways Connection
The design strategy prioritizes the restoration of the site’s natural hydrological systems, which were previously disrupted by earlier planning frameworks. To address flooding risks from the Dong Nai River and adjacent creeks, the site is envisioned as a functional watershed, integrating nature-based stormwater management solutions. Aquatic recreational and ecological corridors will reconnect fragmented waterways, while also introducing sustainable water-based mobility options as alternative transportation routes.
+ Distinct Development Corridors
Leveraging the site’s central location in Dong Nai and its strategic North-South and East-West connectivity, the master plan proposes five high-density development corridors. These corridors are aligned with key transportation routes and water systems, each featuring a unique land use mix and urban character. Staggered massing strategies help reduce environmental impact by concentrating intensity away from ecologically sensitive zones, while fostering vibrant, walkable communities that activate the urban fabric.
+ Green Infrastructure
A robust green infrastructure network is woven throughout the development to integrate natural systems with the built environment. Green spaces and ecological pathways serve as both recreational amenities and sustainable mobility routes, enhancing liveability and connectivity. Riparian corridors along the river and creeks double as biodiversity buffers and lifestyle zones, supporting environmental resilience and enriching the site’s relationship with its natural edges.
Considering Izumi City’s strategic location and potential to become an urban hub with abundant waterways, the site’s design addresses challenges of flood risks, competition from surrounding developments, and the demand for high-density growth by integrating flood mitigation, ecological preservation, and centralized, connected green spaces with diverse residential, commercial, and amenity offerings.
Five development corridors are envisioned that connect Dong Nai River with the urban fabric, each distinct in character and connectivity.
Dong Nai River Corridor – Dong Nai River Corridor is a vibrant and active waterfront mixed-use retail destination side by side with a luxurious high-rise residential. It acts as Dong Nai river landmark with iconic tower, commercial office, retail, hotel, conference/MICE and apartments and promotes the vibrant and active waterfront for the community
Leisure Corridor – The Leisure Corridor is a multi-layered recreational green connector destination. It is adjacent to Dong Nai river and an emerging landed residential development. The integrated open space consists of public water edge on north side, while on south side is aimed for more private use.
Eco Corridor – A continuous ecological spine that nurtures both nature and community life. Izumi City’s Eco Corridor designed as a living landscape that restores native habitats and reconnecting fragmented ecosystems. The design carefully balances access and preservation—inviting people in without disturbing the fragile balance of the ecosystem.
The Eco Corridor is a tranquil and serene natural corridor with lush greenery to connect the residents of Izumi City with the gift of nature. This natural corridor focuses on the natural environment through ecological landscape to the benefit of both residents and nature.
Lifestyle Corridor – The Lifestyle Corridor is a commercial axis providing a sequence of spaces and events for residents and visitors. It acts as a main axis of the site, the centre of activities, and provider of various needs. It is more private towards west side due to residential clusters dominating the area.
Commercial Corridor – The vibrant Commercial Corridor of Izumi City consists of various street frontages with strong urban character. It brings various mix of programs from residential, shophouses, retail, school, apartment, and waterfront mixed-use promoting attractive pedestrian experience.
This planned community is envisioned to have a variety of public facilities and gated development clusters with unique components and features, entertainment options, public, leisure and lifestyle amenities, open spaces, and high quality real estate typologies. Together, these elements will contribute to Izumi Waterfront City becoming the new sought-after lifestyle and leisure destination in Vietnam.
