Envisioned as one of the region’s most exclusive residential addresses, Four Seasons Private Residences Las Vegas is currently under construction within MacDonald Highlands in Henderson, Nevada. The site offers sweeping views of the surrounding mountains and the Las Vegas Strip, set within a rugged desert landscape that defines the project at every scale.

This extraordinary location is embedded in its surrounding nature, with sweeping views of both the McCullough mountains and the Las Vegas Strip.

WATG and Wimberly Interiors joined as architect, landscape architect, and interior designer, bringing a fully integrated approach based on their experience in luxury hospitality and complex sites. The development includes 171 residences, ranging from two- to five-bedroom homes, including junior penthouses and penthouses, along with approximately 90,000 square feet of amenities within two towers. From the outset, the steep terrain was understood not as a constraint, but as an opportunity to create a distinct residential experience.

Architects conducted massing studies and evaluated the property’s view corridors to ensure it would integrate with, rather than dominate, the surroundings.

A key driver of the design was the client’s directive that each residence maintain a view of the Las Vegas Strip. This objective informed the siting, orientation, and massing of the north and south towers, which step with the natural slope and are separated by a 70-foot elevation change. Studies of view corridors and building form resulted in a composition that engages the landscape and responds to the desert environment. The architecture emphasizes clarity and horizontal expression, with pronounced floor lines that establish a clear profile. Expansive terraces extend living spaces outward, reinforcing a direct relationship between indoor and outdoor environments.

As a luxury residential property, the development is designed to merge social and active with private and exclusive.

Material selection continues this approach, drawing from the landscape. Warm stone, earth-toned finishes, and controlled contrast reference nearby boulders and vegetation, while natural light introduces variation throughout the day. Travertine extends from interior spaces to exterior walkways, creating continuity in material expression, while cooling pavers respond to the demands of the desert climate. Together, these elements establish a palette that is cohesive and closely tied to its context.

Outdoor amenities extend this framework as an integral part of daily living, supporting wellness and connection to the environment. Multiple pools, cabanas, and food and beverage offerings are complemented by an event lawn and pickleball courts, with direct relationships to spa and fitness facilities. These spaces are conceived for use throughout the day and into the evening, supported by planting that responds to the arid climate and creates a cohesive landscape experience.

Four Seasons Private Residences Las Vegas represents a new benchmark for luxury living in the region, uniting a design approach centered on clarity, discipline, and longevity with a strong connection to the landscape.

Since its sales launch in May 2023, the development has generated over $850 million in sales, with approximately 75 percent of residences sold, signaling sustained market demand.

Currently under construction, the project is anticipated to open in 2028.
