CHALLENGE The client's goal was to develop over 3,000 units on a steep sloping site with two golf courses and other amenities. The design challenge was to create a unique and exclusive tourist destination in a bowl-shaped, steep sloping, 420-hectare site with various resort community components such as multiple 5-star hotels, residence clubs, branded & residential villas, timeshare, a high-end golf experience, casino, food and beverage outlets, retail, marina and a boardwalk.

SOLUTION The site offered tremendous ocean views, dense forest, clean, protected ocean-front beaches and unique knolls, but due to the steep topography of the site, development was limited. With that in mind, all residential units are carefully located to maximize existing topography for ocean views, while gently sloped areas are used for resort golf course. Unique hillside villas and an iconic tower are located on the knoll and its adjacency to the core development and marina area makes the property exciting and unique. The arrival experience is two fold, by posh rail cars on an existing rail line and water taxi service, both from the existing international airport. An exciting feature is a gondola that provide a connection from the marina to one of the hotels/train station, golf club house and to the highest pinnacle a unique visitor experience.
